Feasibility and Schematic Design:

  • Establish goals, constraints, budget.

  • Document existing conditions.

  • Land Use Code research.

  • Multiple Initial Concepts- this may include big picture planning that might consider phasing the work.

  • Identify potential contractors and get a preliminary cost estimate.

Design Development:

  • Submit Preliminary Application and site plan to building department.

  • Refine massing of chosen design scheme.

  • Identify materials and begin schedules and specifications.

  • Refine plans, sections, and elevations.

  • Start to coordinate design with structural engineer.

  • Get another cost estimate from the contractor. Refine scope and design if needed.


Permit Documents:

  • Attend meetings and periodic reviews with the Client, building department and other parties as required to complete the documents.

  • Assist in procurement of building permit.

  • Respond to City review comments.

  • Structural engineering, other consultants.

Construction Documents:

  • ​Complete interior/exterior finish details as required.

Construction Administration:

  • Quality control.

  • Resolve construction issues.

  • Review contractor requests for information.

  • Inspect work for conformance to drawings.


Design Fees

Design fees are billed on an hourly basis. Architectural fee’s range between 8-20% of the construction budget, depending on project complexity, level of detail, permit requirements, and degree of coordination with consultants. Consultant fees are not part of our fee.
